We Will

• Prepare your listing and submit it to the Multiple Listing Service

• Deliver a copy of your multiple listing for your approval

• Deliver a copy of all advertisements that have been published

• Submit copies of your listing to our company sales staff for their waiting buyers

• Develop a list of features and benefits of your real property. This will be provided on a monthly basis to cooperating brokers and agents in your area to present to their potential buyers

• Promote your Real Property at the Real Estate Board meetings for maximum exposure to the other agents in the area

• Have the cooperating brokers in your area tour your Real Property, if possible

• Follow up with all the salespeople that have shown your Real Property

• Represent you upon the presentation of all contracts by the cooperating brokers and to help in negotiating the best possible price and terms for you

• Special arrangements can be made for income property so that one unit can be viewed as a model (tenant can be given some type of special consideration)

• Advertise when necessary

• Add additional exposure through a professional sign and lock box

• Offices will caravan subject property

Upon Assignment of REO Property

Immediately go to property to determine occupancy. If no answer at door, approach neighbors to determine if property is occupied or if they have noticed any move at property.

• Approach occupant with "Cash for keys" offer

• Attempt to determine if illegal additions with other occupants

• Provide eviction attorney with possible names of occupants

• Appear at trial as witness

• Will be prepared with locksmith and appear at lock out

Pre-Marketing Activity to Determine Value

& Marketing Plan "as is" vs. "repaired"

• Thorough inspection to assess damage is performed by Ron Edison (photos of damage will be provided

• Broker's Price Opinion is prepared making recommendation as to value after examining comparable sales and listings, making appropriate adjustments up or down to subject

• Requesting appropriate bids from repair contractors and termite contractors

• Review preliminary title report, communicate with title officer (seller to resolve any title problems that may exist)

Upon Receiving Market Value and Terms from Seller

• Subject is immediately placed on 3 multiple listing services

• "For Sale" sign is installed, utilizing a variety of forms of media advertising

• Appropriate lock box installed (2) 1 for vendors and sellers only & 1 for showing by real estate agents

• Supervise and at completion determine if contractors have performed authorized repairs for payment

Upon Receipt of Offers to Purchase

• Review all offers to determine what prospective buyer is communicating to seller, review all pre-approval letters and upon request, aid sell in making a decision

• At opening of an escrow, clearly define the agreements between buyer and seller, always being sensitive to the importance of closing in a timely manner

• Seller is to be provided a periodic status of open escrow:

  * When buyer's application is completed

  * When appraisal is order and completed

  * When loan has been submitted for loan approval
